Fictional product example. Fictional housing comparison for Noor and Sam. Their linked rent payments are US$2,400 a month from 1 Apr 2026 through 1 Sept 2026. The lease proposes US$2,520 from 1 Oct 2026, an increase of US$120 a month or US$1,440 over a full year, with a reply due by 30 Sept 2026. Those records are distinct from the illustrative purchase and future-cost assumptions. The modeled rental and purchased homes are assumed to be comparable. The purchase example uses a US$360,000 home, US$72,000 down, a US$288,000 mortgage at a fixed 6% over 30 years, and US$10,800 of buying costs. The displayed monthly mortgage payment is US$1,726.71. Selling costs are 6% of the home price, which stays flat. Each option starts with the same US$82,800 and receives the same monthly housing budget, set to the higher housing cost that month. The cheaper option invests the difference. Renting keeps the initial cash invested; buying spends it on the down payment and purchase costs. Tax, insurance and maintenance total US$9,000 in year one and rise 3% a year; rent rises 3% a year. Unspent cash earns an assumed 4.5% effective annual return. The chart compares invested cash when renting with proceeds from selling the home after selling costs and the remaining mortgage, plus invested surplus when buying. After 3 years, renting leaves US$94,488.56 and buying leaves US$65,340.50, a US$29,148.06 advantage for renting. After 10 years, renting leaves US$128,585.87 and buying leaves US$139,633.92, a US$11,048.05 advantage for buying. Buying first leads in month 106 under these assumptions. If rent stays flat instead, renting leads by US$39,827.53 after 10 years. Calculations retain full precision and round the displayed figures. All results are nominal and before income-tax effects. No income-tax effects, special property-tax relief, homeowners association fees, refinancing or mortgage insurance are modeled. Equal utilities and other living expenses are excluded from both options. Fictional product example. Fictional four-week example for Maya, from 26 Aug 2026 to 23 Sept 2026. Both paths start with US$28,000 in checking, no savings and US$6,000 of revolving card principal. Both include US$4,800 of pay and US$3,800 of ordinary spending. In the illustrated action history, Era suggests two actions and Maya approves each separately: US$16,000 moves to an existing higher-yield savings account on 27 Aug 2026, and the full card payoff of US$6,027.62, including US$27.62 of accrued interest, posts on 2 Sept 2026. The hypothetical comparator makes neither additional action. At the fixed closing date, savings interest earned is US$53.26 and card interest avoided is US$82.85. Net across the three accounts, including accrued interest, is US$22,889.53 without additional actions and US$23,025.64 after the approved actions: US$136.11 better off. Transferred and repaid principal do not count as gains. Savings interest is accrued, not yet credited. Rates are hypothetical and fixed: 0% checking, 4.5% simple annual savings and 24% simple annual card interest, calculated on daily principal over 365 days without compounding. There are no fees, new card purchases, investment contributions or market changes. Figures are before tax; no tax effect is modeled.
